How to Increase Revenue per Guest with Better Upsells

Revenue per guest is the metric that separates a property management business that scales from one that just gets busier. Adding another property means another onboarding, another cleaner, another set of keys. Earning more from the guests you already have means none of that and upselling is the cheapest revenue you will ever book. The guest is already confirmed, already paid, already talking to you. There is no channel commission on an add-on, no acquisition cost, and no extra night of availability to sell.

Most property managers already have an upsell menu. Very few are earning what it could earn. And when an upsell underperforms, it is almost never because the guest did not want the service. It is because the price did not match the stay, or the payment experience gave the guest a reason to wait and “I’ll decide later” is how upsell revenue dies.

Here is a practical, five-step way to raise revenue per guest, and how to set each step up in UpMarket.

Step 1: Split your menu into one-off and stay-scaled services

Before touching a single price, sort your catalogue into two groups. This one distinction drives every decision that follows.

One-off services are consumed once, regardless of how long the guest stays: an airport transfer, a late check-out, a welcome basket, a private chef for one evening, a bottle of wine on arrival.

Stay-scaled services are consumed repeatedly, every day the guest is in the property:

  • Parking — the highest-volume stay-scaled upsell in urban portfolios, and the one guests actively look for before arrival
  • Breakfast or a stocked fridge — scales with both nights and guests
  • Crib, high chair, extra bed — family bookings pay for these without hesitating
  • Bike or e-scooter rental — naturally daily, and often needed for only part of the stay
  • Pet fee, daily housekeeping, towel and linen refresh — recurring by definition

If most of your menu is in the first group, that is your first finding: you are missing the services that earn more the longer someone stays. Those are the ones that lift revenue per guest without lifting your workload.

Step 2: Price stay-scaled services per night, not flat

This is where most upsell menus lose money. A flat price on a stay-scaled service is wrong for almost every booking, and it underprices your long stays and overprices your short ones, and you cannot fix both with one number.

Your rates and attach rates are your own, however the structural point holds regardless: the same three services, the same guest, the same amount of work for your team, and more than double the ancillary revenue. Nothing about the offer changed except the pricing model behind it.

Keep your one-off services on flat or option-based pricing. The menu converts best when the pricing model matches how the guest already thinks about the service.

Step 3: Take the arithmetic away from the guest

A per-night price only converts if the guest can see, instantly, what it will cost them. Ask someone to work out five nights at €12 and you have introduced a reason to close the tab.

  • The range is pre-filled with the guest’s real check-in and check-out dates when the booking is known, so most guests only confirm what is already there
  • The guest can adjust it — parking for three nights of a five-night stay, or starting the day before arrival
  • The total recalculates live as dates and guest count change, so the guest always sees “N nights × rate = total” before paying
  • Taxes apply on top exactly as they do for every other pricing type, and the flow works in every language your guest app supports

One practical consequence that UpMarket already handles perfectly: send booking-scoped links, not generic ones. When the guest arrives from a link tied to their booking, the dates and guest count are already filled in and the purchase is one tap. A generic link still works — the guest just has to pick the dates themselves, and every extra decision costs you conversion.

Step 4: Sell the services a person has to confirm

The highest-value items on any upsell menu are the ones that cannot confirm themselves. A private chef, a boat trip, a late-night transfer: someone has to say yes before the service exists. They are also the items guests hesitate over most, because paying in advance for something that might not happen feels like a risk.

UpMarket takes that risk off the table for you. Mark a service as requiring provider approval and it runs on an authorisation hold rather than a charge:

  • At checkout the guest’s card is authorised, not captured. Their banking app shows a pending authorisation, not a payment
  • The moment the provider approves, the authorisation is captured and both guest and provider receive their confirmations
  • If the provider declines, the hold is simply released. No money ever left the guest’s account, so there is no refund to process or explain
  • If nobody responds inside the approval window, the order cancels itself and the hold is released. Nothing sits pending indefinitely
  • If anything goes wrong at capture or release, you hear about it from us rather than from the guest

Treat that as a line in your offer, not a payments footnote. “You’ll only be charged if it’s confirmed” answers the single biggest objection to booking an experience before arrival, and it keeps the refund conversation – the most expensive support ticket your team handles – off your desk entirely. Your providers get the same protection: nobody is committed to anything until they have agreed to it.

One thing to get right: only require approval where a person genuinely has to say yes. Every approval step adds delay, and instant confirmation still converts better. A private chef needs it. Parking and breakfast do not.

Step 5: Put the offer in front of the guest at the right moment

A perfectly priced menu earns nothing if the guest never opens it. Revenue per guest is a function of timing as much as pricing – a parking offer lands when someone is planning their drive, not three weeks before arrival.
